Streatham starts where Tooting Bec Road runs into the top of Streatham High Road, which is also where Wandsworth stops and Lambeth begins. SW16 rather than SW17. We have worked both sides of that line for years and the crossing takes about four minutes, so nothing about a Streatham job is treated as an outing.
A different council on the far side of the road
The borough change is the practical difference, and it is all about the kerb. Lambeth runs its own parking zones, its own hours and its own visitor arrangements, none of which match the Wandsworth D3 scheme covering the Tooting Bec streets, so a permit or a pay-by-phone session that works on one side of the junction is no good on the other. We sort that ourselves and it never appears on your bill. What we do ask is that you say which road you are on when you book, because for a job needing the van we work out the parking before the day rather than on it.
What the housing is like
Big Victorian and Edwardian houses on the roads off the High Road, most of them long since converted into flats, plus a run of purpose-built blocks. Ceiling heights are generous and so are the rooms, which is why a two bedroom conversion in SW16 often takes as long to clean as a small three bed elsewhere. It is priced on bedroom count all the same: £243 for a two bed move-out, £339 for a three.
The jobs we get most
Tenancy churn keeps our check-out cleans busy, and the flats up here often come with a cooker that has been in place through several tenancies, so ovens get added to about half of them at £77 for a single. The other regular booking is a deep clean by a team of two, from £186, usually where a landlord has taken back a flat that needs more than a standard tidy before it goes on the market.
Communal parts, and who pays for them
Where a big house has been carved into four or five flats, the hall, the stairs and the bin store belong to the freeholder or the managing agent, and an outgoing tenant is not responsible for them. We are asked to clean them now and then, usually by a landlord who has had a complaint. That gets quoted by the hour rather than as part of a flat clean, and it wants agreeing with whoever manages the building first. The water is hard up here as it is on our side of the border, so the shared bathroom in a converted house is normally where the limescale has run furthest.
How we schedule it
Streatham jobs go in the morning where we can. Traffic on the High Road builds through the afternoon and there is nowhere to hide once it does. We would rather start at half eight and be gone by two than sit in it. If a morning genuinely does not work for you, we will still come, but tell us early so the rest of the day can be built round it.
The round comes over from the Furzedown side of the border and carries on to the Broadway, and the full price list and coverage sit on our main page for Tooting Bec.
Questions we get asked
Do you charge more to come to SW16?
No. Streatham is on the same price list as everywhere else we cover, and there is no travel charge or borough surcharge.
Who pays for parking?
We do. Whether it is a Lambeth pay-by-phone session on the Streatham side or a Wandsworth visitor session on the Tooting Bec side, sorting the van is our problem and it is built into the price we quote you.
How much is a deep clean for a two bedroom flat?
Two cleaners for four hours is £238, which is the usual answer for a two bed that has been lived in normally. The minimum team booking is two cleaners for three hours at £186, kit included.
Can you do a same week booking?
Usually yes for an oven or a single room of carpet, and often within two or three days for a move-out clean. End of month is the exception. That is when every tenancy in SW16 seems to end at once and the diary fills a fortnight ahead.
